What are SBEM Calculations Devon?
SBEM stands for ‘Simplified Building Energy Model’ and is the government’s method for calculating the energy performance of non-dwellings. These calculations are the commercial equivalent of SAP calculations. Implemented under Part L of buildings regulations, SBEM calculations are created by an accredited assessor.
SBEM calculations effectively look at the way a property uses incoming energy (DER – Dwelling Emission Rate) and how efficient the property is at retaining that consumed energy (DFEE – Dwelling Fabric Energy Efficiency). The concluded calculations then come in a usable document format.
When Are SBEM Calculations Needed?
SBEM Calculations are normally needed when a commercial property is being built or converted and needs to be signed off by Building Control. L1A Calculations occur when a dwelling has not yet been built. L2A are required when a property has been extended or converted in its current format. Both formats of SAP Calculations exist to ensure control over the way new properties are built and to ensure that the Government’s desires for carbon reduction are met.
SBEM is used to assess the overall thermal efficiency of a commercial building and also the amount of energy that will be consumed by internal services (e.g. heating, cooling, ventilation, lighting and hot water) over the course of a year.
